Real estate listings in New Castle and Kent County demanded more money in July

According to recently released data, average home prices in Delaware have increased in two of the three counties.

According to an analysis of Realtor.com data, average home listings in Kent and New Castle counties increased 0.5% and 3.1%, respectively, in July.

In Kent County, homes were listed for $424,950, while in New Castle County, homes were listed for $463,850. Home prices in Sussex fell 1.9% from $574,900 to $563,745.

Average home prices in Delaware

The median home in Sussex County was 2,207 square feet and cost $258 per square foot. The price per square foot of homes for sale has increased 0.8% since July 2023.

The median home size in New Castle County was 2,125 square feet and was priced at $215 per square foot. The price per square foot for homes for sale has increased 4.8%.

The median home in Kent County was 1,900 square feet and cost $204 per square foot. The price per square foot of homes for sale increased 4.2%.

Real estate market in Delaware

Listings in Sussex County moved slowly, with median homes staying on the market for 63 days, compared to the national median of 50 days in July. The previous month, median homes were on the market for 57 days. There were approximately 510 homes newly listed on the market in July, a 22.6% increase from 416 new listings in July 2023.

Listings in Kent County moved steadily, with median homes staying on the market 47 days compared to the national median of 50 days in July. The previous month, median homes were on the market 44 days. There were approximately 182 homes newly listed on the market in July, a 9% decrease from 200 new listings in July 2023.

Listings in New Castle County moved briskly, with a median time on the market of 31 days compared to the national median of 50 days in July. The previous month, homes were on the market for a median of 25 days. There were about 506 new homes on the market in July, a 2.7% decrease from 520 new listings in July 2023.

Median home prices published by Realtor.com may exclude many or even most homes in a market. Price and volume refer only to single-family homes, condos or townhomes. They include existing homes but exclude most new construction and pending and contingent sales.

Home statistics across the region

Across the Philadelphia-Camden-Wilmington metropolitan area, median home prices fell to $389,950, slightly lower than the previous month. The median home had 1,667 square feet of living space and a list price of $229 per square foot.

In Delaware, median home prices were $509,247, up slightly from June. The median home for sale in Delaware was 2,175 square feet, priced at $237 per square foot.

Across the United States, the median home price was $439,950, down slightly from the previous month. The average size of a home for sale in the U.S. was 1,869 square feet, and the price was $231 per square foot.

The median home listing price used in this report represents the average of all homes or apartments offered for sale during the specified time period. Experts say the median provides a more accurate picture of market trends than the average listing price, which would divide the sum of all listing prices by the number of homes sold.
