Most home purchase contracts contain clauses that address termites. After the contract is ratified, a termite inspection is agreed upon. Before the purchase can be finalized, sellers must be able to provide paperwork signed by a licensed exterminator stating that the home is free of termite infestation and that all termite damage has been repaired, if that clause is included in the contract.

Before signing a home purchase or sale agreement, read the termite clause and make sure you understand it. Who selects the exterminator and pays for the inspection? Who pays for treatment if vermin are found? Are the sellers obligated to repair any damage, and have they set a cap on the amount they will spend on those repairs? If treatment is necessary, buyers may want the opportunity to discuss options with the pest control company, especially if someone in the family is sensitive to the chemicals used to control the termites. Ask about the exterminator's warranties or service contract options.
